ZONING BOARD OF APPEALS
PLEASE TAKE NOTICE that the Zoning Board of Appeals will meet at the Glenville Municipal Center, 18 Glenridge Road,Glenville, NY 12302-4518 on dMonday, July 28, 2008 at 7 p.m. to hear all persons interested in the following applications as provided for by the Zoning Ordinance of the Town of pGlenville.
Application of Jacqueline Preddice,15 Clifford Drive, Ballston Lake, NY 12019 for a 7 foot Area Variance to the minimum side yard setback. The proposal is to construct a 13’ x 24’ carport addition to the existing single family dwelling 7 feet from the side lot line. Said property is located in a Suburban Residential Zoning District and is identified on tax map 9.18-1-14.
In accordance with the Codes of the Town of Glenville 270, Attachment 1 the minimum side yard setback for single family dwellings is 15 feet.
Application of James A. Epting, 51 Paradowski Road, Glenville, NY 12302 for a
2 foot Area Variance to the minimum side yard setback. The proposal is to construct a 16’ x 26’ addition to the existing single family dwelling 13 feet from the eastern side lot line. Said property is located in a Suburban Residential Zoning District and is identified on tax map 10.17-7-20.2.
In accordance with the Codes of the Town of Glenville 270, Attachment 1 the minimum side yard setback for single family dwellings is 15 feet.
Application of Elio & PersonNameDenise Fraioli,75 Bladwin Road, Glenville, NY 12302 for two Area Variances that will allow for the placement of a 20’ x 15’ detached garage. The first variance is to allow for a second detached garage and the second variance is to exceed 75% of the footprint of the dwelling by 797 s/f. Said property is located in a Suburban Residential Zoning District and is identified on tax map 21.4-2-19.1.
In accordance with the Codes of the Town of Glenville 270-9 – Accessory uses and structures (A)(1) Only one garage (attached or detached) is permitted per residential lot and it shall be limited to a maximum of three stalls. And 270-9 – Accessory uses and structures (H) The combined footprint of all accessory structures on a residentially developed lot shall not exceed 75% of the footprint of the dwelling.
Application of TJ Development of Glenville LLC, 303 Saratoga Rd. Glenville NY 12302 for two Area Variances that will allow a parking lot to be located 3’ from a nonresidential property. Said property is located in a General Business Zoning District and is identified on tax map 22.7-2-11.1
In accordance with the Codes of the Town of Glenville 270-73, C (3)- All parking lots/areas associated with nonresidential uses and multifamily uses will be located no closer than 25 feet to any street right-of-way, nor closer than 10 feet to the rear or side property lines.
